Garden Sheds Waterford

Planning rules for Waterford City and County Council, what to put in a written quote, and suppliers that deliver to Waterford. Independent: no supplier owns this site.

Buying a shed in Waterford

Waterford is one of Ireland's drier, sunnier counties: the southeast catches less Atlantic rain than the west. Pressure-treated timber can do well here. Coastal Tramore and Dunmore East are more exposed.

A shed in Waterford is normally exempted development under the Planning and Development Regulations (Schedule 2, Part 1, Class 3) if it meets all five conditions set out in the planning question below and in our planning permission guide. If you're unsure, ask Waterford City and County Council about a Section 5 declaration before you order.

Material advice for Waterford: The drier southeast climate is kinder to timber than the west coast. Pressure-treated timber is a reasonable choice for many inland Waterford gardens; specify pressure-treated, not dip-treated. On the coast (Tramore, Dunmore East, Ardmore), steel is usually the safer choice against salt air and exposure.

Common questions: sheds in Waterford

Do I need planning permission for a shed in Waterford?

Usually not, if it meets every condition of the national exemption in the Planning and Development Regulations (Schedule 2, Part 1, Class 3). The shed must be behind the front wall of the house. All garden structures together, existing ones included, must come to no more than 25 m², and at least 25 m² of private open space must be left to the rear or side. It must be no higher than 4 m with a tiled or slated pitched roof, or 3 m with any other roof. It must be used only for purposes incidental to enjoying the house: not lived in, not a business. Check your title deeds if you're in a newer estate: developer conditions sometimes restrict outbuildings. If you're unsure, ask Waterford City and County Council about a Section 5 declaration before you order.

Is timber a good choice in Waterford?

It can be. The southeast gets less rain than Galway or Kerry, which is kinder to pressure-treated timber. Specify pressure-treated, not dip-treated. Coastal sites such as Tramore and Dunmore East are different: steel is usually the safer choice there.
