Buying a shed in Dublin

Dublin gets less rain than the west coast but stays damp year-round. Pressure-treated timber usually performs well in sheltered suburban gardens, and both timber and steel can suit city sites.

A garden shed is normally exempted development under the Planning and Development Regulations (Schedule 2, Part 1, Class 3), so it usually does not need planning permission from Dublin City Council, Fingal County Council, South Dublin County Council and Dún Laoghaire-Rathdown County Council if it meets every condition. The conditions are in the first question below, and the planning permission guide covers the cases that need a closer look. If you're unsure, ask your council about a Section 5 declaration before you order.

Material advice for Dublin: Dublin's more sheltered east-coast position means both materials can work. For a small suburban plot, such as a 6×4 beside the wheelie bins, pressure-treated timber is usually fine. Steel is usually the safer choice on exposed coastal sites such as Portmarnock or Malahide; if you choose timber there, specify pressure-treated, not dip-treated.

Common questions: sheds in Dublin

Do I need planning permission for a shed in Dublin?

Usually not. Under the Planning and Development Regulations (Schedule 2, Part 1, Class 3), a shed is normally exempted development if it is behind the front wall of the house, all garden structures together (existing ones included) come to no more than 25 m², at least 25 m² of private open space is left to the rear or side, it is no more than 4 m high with a tiled or slated pitched roof (3 m for any other roof), and it is used only for purposes incidental to enjoying the house: not lived in, not a business. This applies across all four Dublin councils: Dublin City, Fingal, South Dublin and Dún Laoghaire-Rathdown. Check your title deeds for estate deed restrictions, which can stop you building even where planning permission isn't needed. If you're unsure, ask your council about a Section 5 declaration before you order.
